A LITTLE HISTORY OF PIPER AND ISLAND MOORINGS Excerpts from brief history written by Tony and Margo Piper for a prior community news: Mr. W.T. Piper, President of Piper Aircraft Corp., while attending an air show in El Paso in 1960, met Mr. C.L. Castor, who was looking for investment capital to purchase 900 acres in Port Aransas. Mr. Piper and his son, Thomas (Tony) had participated in Florida real estate since the late 1920's and saw the possibilities for the development of Mustang Island. Mr. Piper and his three sons, William T., Jr., Thomas, and Howard, formed a partnership, Piper Land Co. and purchased the property in December, 1960. They, then, formed Mustang Beach Development Corporation with Mr. Castor (Sunny Castor's father) to develop 240 acres of the 900 acres. The plan was to pattern Mustang Beach development after Fort Lauderdale by digging channels to provide waterfront lots with access to the Gulf. Mr. Piper had long espoused small airports for every town so an adjacent airport was also planned. A lease was obtained from the State of Texas to cut a channel from Mustang Beach development to the Corpus Christi Ship Channel. For the airport, land was leased adjacent to the north boundary of the property and the airport runway was built. Four long and two smaller channels were dug. Only the channel between Mustang Boulevard and Bayside was bulkheaded. This unit was platted with 44 lots and a few homes were built on Mustang Drive. All utilities were installed underground. Development was very slow until the high bridge over the Intracoastal at Corpus was completed. In the early 1980's, Latitude 27 started the development of Island Moorings. By 1985, the marina was completed as dockominiums, tennis courts were built, and the Island Moorings Villas were completed. Island Moorings boomed for a short while until the effects of the 80's oil bust. As economic times recovered, the subdivision began to boom!
